<--just got his Mid Ohio track graphic in a USPS "oops We're sorry envelope" because original was torn up....surprised the stickers didn't get lost.

Steve, you are absolutely right about a 15yr vs. 30yr terms. The difference in insurance is insane. For my example:

30yr term @ 4.5% = $684/mo, $111,2xx total interest paid)
*Adding an extra mortgage payment a year drops interest down to $93,2xx and takes off over four years of mortgage payments.

15yr term @ 4.5% = $1032/mo, $50,8xx total interest paid)

I would never do a 30yr. Possibly a 20yr if I REALLY liked the place (plenty of space, with lift already installed in "outbuilding" ) :P
When the time comes, I want to stick to something I can do in 15yr.

One thing though guys...

You can always do a 30 year, and pay more. When bad times come, it's nice to know you have wiggle room in your budget. Just sayin.

If you get in THAT bad of a bind you'll have plenty of equity tied up as you won't have those horribly front loaded payments.

It kills me to look at the cross over point when your principle payments are finally larger than your interest payment. So many 30 year's are way more than half way into the life of the loan where a lot of 15 year ones are nearly towards the beginning (especially at today's rates)

Exactly...If you string it out for 30 years, yeah it's going to hurt when you add up the interest. However, how many people actually live in one house for that long.

Not necessarily. Stay in a house for 5 years. Pay 50-75% more on your payments when possible, you'll make some ground. Especially if your house you buy now at the bottom of the market increases in value netting some equity 5 years from now. I know this paying interest far too well. Owning a condo for 6 years and only bringing our principle down a couple grand really sucks. Even if you can technically afford a 15 year loan, just as Dave said, it's better to take a 30 out, pay as if it's a 15 and when times get tight you have a little wiggle room.

When it comes to buying a house, I personally would rather afford a nice house with a 30 year loan vs. cramming into a single wide trailer that I can pay off quick.

A 240k house here would be about $1100-1200 per year in Greenville County.

haha, it's not all that bad really. Summers are still great. Winters just drag a bit longer than I'd like....though with doing taxes past 4 years + remote start, I don't notice it much :P Plus houses are as cheap or cheaper than Carolinas. Toxic politics though....but yoo know that being on the other end of NY.
