Even in Orlando it was quite expensive... but you HAVE to have it.
Yeah, all of broward county is basically in a "flood zone." At least there is no state income tax. That will help balance it out.

You say that... but having lived there, and recently... they make up for that in a LOT of other ways.
Matter of fact, just had that convo today.
I pay less "taxes" here in SC than I did in FL.

lol. Trust me the cost of living does not enthuse me one bit. Being close to family is forcin' my hand here.
$400 a month? Phew, hopefully that's because he was right on the water. I'll be a little inland, I was kinda hoping for 1500-1700 a year.

Property Tax + Insurance > Mortgage in a very unsettling percentage of homeowners.
Huge part of the reason houses in my neighborhood that sold for 450-500k 3 years ago are sitting on the market at 180 now, generally not selling for more than 150k.
And yes, it will vary yearly, and is unlikely to go down. Prop tax can though since houses are still losing value.. but it's more than made up in insurance premiums. $400-500/year increase.. yearly.. every year... for years...

It might not be that, but I remember the conversation years ago when I expressed slight interest in moving to Tampa to our semi-parent headquarters. Once I had heard he was paying that I stomped out that little idea. I know for a fact it wasn't a waterfront house, nor anything expensive.
